It was 2 years from our very first meeting before we listed the home. We never pressured or rushed our client. Our strategy and guidance helped them get the price they needed to comfortably make the move into their next chapter of life!

Details In 9 Steps:

1. First walk through Spring 2023 - We met in spring of 2023 for a preliminary discussion/walk through. The owners were thinking of selling in the future, but did not have an exact timeline and wanted some preliminary advice.  It's never too early to start the conversation!


2. Fall 2023 - We continued to stay in touch and answer questions. Then the phone call came: "Can you come back to our home? We're thinking of listing in the spring. We want to know what we need to do to get it ready". These owners wanted to do the work themselves, which  saves money, but  takes more time and energy.   Together we came up with a plan and timeline to get their house ready for market in the spring!


3. January 2024 - When the work was done, we visited the home and it was looking great! There was now only one thing remaining from our list - painting the interior of the home -  the final step before photos.  They told us that "Plans changed, we're not quite ready, now we're thinking about selling next year." We understand plans change.  There's never any rush or pressure from us - we are here to help when the time is right for our clients, not when it's convenient for us!


4. Fall 2024 - We stay in touch over the following months and then we get a call in the Fall: "We're ready for Spring 2025, can you come do another walk through?" Together we came up with a new plan and timeline to get the house ready for the spring!


5. April 2025 - The owners did almost everything we recommended except refinishing the wood floors and staging because they wanted to save the money on those items, which is understandable. We listed the home for $1,599,000 and in 3 weeks we had 4 offers. We went through the back and forth counter process getting the price almost to $1,650,000. Which was not quite high enough for them to make the move they wanted. 


6. May 2025, 30 days on market - We had another discussion about what we needed to do to get the price close to $1,700,000. Here's the plan we came up with and helped execute: We took the home off the market for 30 days. During this time, the floors were sanded and the home was partially staged. For under $10,000 the house looked totally different. 


8. Inspections - We had some unexpected and bigger items come up during inspections, which may have scared some buyers. We've seen a lot during our years of experience and know how to calmly and thoroughly handle the inspection process. We were able to methodically work our way through what came up, getting multiple bids from different specialists and contractors. In the end, the owners opted to meet the buyers halfway towards their request and reduced the price to accommodate for the safety items that came up. 


9. In just over 30 days from relisting the home was sold. The final price after the reduction was $1,676,150, which was enough for the owners to happily and comfortably move on to the next chapter of their lives!
